The county town that kept building

Bodmin sits where the A30 meets the moor that borrowed its name, under the 162-metre Beacon and its granite obelisk. Its centre still looks like the administrative capital it once was - solid granite frontages, slate-hung gables, the courtroom and the jail - because much of it was rebuilt in classical style in the early 1800s, when this was Cornwall's county town. That core has been a conservation area since 1991.

Around it, Bodmin never stopped growing. The twentieth century wrapped the old town in family estates, and the twenty-first is still at it: close to a thousand homes added since 2020, an allocation of roughly 3,100 in the county's Local Plan, and a proposed urban extension at Halgavor on the southern edge. What the 10-year warranty actually covers

Granite forgives nothing and forgets nothing - work done properly on these houses outlasts everyone involved in it. The ten-year written warranty is our way of standing behind that standard on every Bodmin job, estate or townhouse alike.

The warranty covers the part we control: the structure. Beams sized and signed off by an engineer, bearings that are capable of taking the load, floors that meet their span, and a roof that stays weathertight where we have opened it up. It is written down and handed over with the building control completion certificate at the end of the job, not promised verbally on the doorstep at the start of it.

It matters more here than it would upcountry. A lot of Cornish walls are random rubble stone rather than cavity brickwork, and Eurocode 6, the masonry design standard, explicitly does not cover rubble masonry. There is no code route for dropping a steel onto a wall like that. It has to be justified by an engineer from first principles, which is exactly why we open up and look before we price, rather than after.

A Bodmin conversion, stage by stage

On an estate house this sequence runs like clockwork. On a granite townhouse, stages one and five earn their keep - because what a stone wall is really doing is only ever discovered by looking.

  1. Free site visit

    We measure the head height from the top of the ceiling joist to the underside of the ridge, look at how the roof is built, and work out where a staircase can physically land. On a garage we check the floor level, the damp course and how the walls were built. This is the visit that decides whether the job is worth doing at all, and we would rather tell you no at this stage than three weeks in.

  2. Written quote, with the structure priced in

    One document, VAT included, with the structural allowance shown as its own line rather than buried. Where a wall has to be opened up before anyone can be certain what the steel is bearing onto, we say so and give you the range. Exclusions are listed. If your quote from someone else has no structural line on it, that cost has not gone away.

  3. Planning check before drawings

    We check whether your permitted development rights survive. Dormers are not permitted development on article 2(3) land, which in Cornwall means every conservation area, the National Landscape and all ten areas of the Mining World Heritage Site. Rooflights usually still are. Getting this right at the start is the difference between a four-week start and a four-month one.

  4. Drawings, calculations and building control

    Architectural drawings, then a structural engineer sizes the beams and specifies the bearings. We submit Full Plans to Cornwall Council rather than a Building Notice - it costs less in every fee band and it means the details are agreed before anyone cuts anything, instead of being argued about on site.

  5. Opening up and structural work

    Scaffold where the work needs it, then the load-bearing stage: new floor joists sized for a habitable floor rather than a storage loft, steels in, padstones and spreaders bedded properly. On older Cornish stone walls this is where surprises live, which is why it happens early and why we look before we price.

  6. Weathertight, then first fix

    Roof made good, dormer or rooflights in, windows glazed. Once the space is dry it is insulation, electrics, plumbing and the stair. Insulation is worth paying attention to here - the limits for a conversion are tighter than for a new-build house, 0.15 on the roof against 0.16, which catches a lot of people out.

  7. Plaster, second fix, sign-off and handover

    Skim, decorate, doors, sockets, flooring. Then the building control final inspection and your completion certificate, the electrical certificate, and the written structural warranty. We walk the room with you before we take the scaffold down, not after.

Do I need planning permission in Bodmin?
For most of the town, no - building control approval from Cornwall Council, yes, but not planning. The exception is the historic core. Bodmin's town centre was designated a conservation area in 1991, covering the granite streets around Fore Street where the old county town grew up, and inside that boundary dormers lose their permitted development rights and need a full application. The estates that ring the centre - Berryfields, the Beacon side, the newer developments toward Halgavor - sit outside it, and conversions there usually proceed under permitted development. We confirm which side of the line you are on before any drawing is commissioned.
Is a conversion worth doing on a Bodmin house price?
This deserves a straight answer, because Bodmin averages around £237,000 - the most affordable of the larger towns we cover. On a £700-a-square-metre-to-build garage conversion, the value case still works comfortably. On a £75,000 dormer loft, the margin between cost and added value gets thinner than it would in Wadebridge or Padstow, and there are streets where a big conversion cannot fully pay for itself at resale. We will tell you that at the site visit if it is true for your house. Plenty of Bodmin customers proceed anyway - because the point is the bedroom, not the balance sheet - but you should make that choice with real numbers.
My house is granite. Does that change a loft conversion?
It changes the engineering, and it is why old-Bodmin jobs are priced after opening up rather than off a photograph. The town centre's buildings are locally quarried granite, often slate-hung against the weather, and many older walls are rubble construction - stones bedded in mortar rather than neat coursed blockwork. The standard engineers' code for masonry explicitly excludes rubble walls, so steel bearings have to be justified conservatively with generous padstones and spreaders. It is entirely doable - we do it constantly - but anyone quoting a granite cottage without asking what the steels land on is guessing with your money.
Bodmin keeps growing. Does that help or hurt my conversion?
Mostly it helps. The Cornwall Local Plan allocated around 3,100 new dwellings to Bodmin between 2010 and 2030, close to a thousand have been added since 2020 alone, and more are proposed toward Halgavor. All that new supply anchors prices at the smaller end of the market - which is exactly why turning a two-bed into a three-bed is such a strong move here. A converted house steps out of the most crowded price bracket into a thinner one. And unlike the new estates, your converted loft comes with an established garden, street and school run already attached.
